By using rothridgeholdings.com, the buyer portal, or related forms, you agree to these Terms and our Privacy Policy (draft). If you do not agree, do not use the site.

Who we are

Rothridge Holdings LLC is a Wyoming limited liability company under Clarkarion Group LLC. We act as a principal investor and operator. We are not a licensed real-estate brokerage, and nothing on this site is a listing agreement, agency relationship, or guarantee of a sale, rental, or investment return.

Site content and deals

• Property information, pricing ideas, under-contract timers, comps, neighborhood notes, and 3D views are informational tools. They can be incomplete, delayed, or wrong.
• Always do your own diligence. We do not warrant title, condition, habitability, zoning, permit status, or investment performance.
• Offers submitted through the portal are expressions of interest only until both sides sign a separate written contract.

Buyer portal, Free vs First Look

Free access has limited features. First Look (default early window, research tools, and 3D where enabled) is for approved subscribers or comped accounts. Plan prices shown ($49/mo or $490/yr) are informational while payments remain disabled. When payments go live, billing terms will be confirmed at checkout with our payment provider.

Proof of funds (POF)

If you upload a POF file with an offer, you confirm you have the right to share it, that it is accurate, and that Rothridge may store and review it privately for that deal. Misrepresenting funds may lead to account suspension and other remedies.

Subscriptions, alerts, and outreach

Alert queues and outreach tools may exist in the product but sending is held off until we turn it on. You will not receive automated deal blasts from this site while that hold remains.

Acceptable use

Do not misuse the site: no scraping beyond normal browsing, no attempts to bypass access controls, no uploading malware, and no using the portal for unlawful discrimination or fraud. We may suspend accounts that break these rules.

No sale of personal data

As stated in our Privacy Policy draft, we do not sell your personal data.

Disclaimer of warranties

The site and portal are provided “as is.” To the fullest extent allowed by Wyoming law, we disclaim implied warranties of merchantability, fitness for a particular purpose, and non-infringement.

Limitation of liability

To the fullest extent allowed by law, Rothridge and Clarkarion Group LLC are not liable for indirect, incidental, special, consequential, or lost-profit damages arising from use of the site, portal data, or third-party map/data services. Our total liability for any claim relating to the site is limited to the greater of (a) fees you paid us for First Look in the three months before the claim or (b) one hundred U.S. dollars ($100), except where Wyoming law does not allow that limit.

Indemnity

You agree to indemnify Rothridge against claims arising from your misuse of the site, false information you submit (including POF), or your breach of these Terms, to the extent permitted by law.

Governing law and venue

These Terms are governed by the laws of the State of Wyoming. Exclusive venue for disputes is the state or federal courts located in Wyoming, after good-faith email attempts to resolve the issue.

Changes

We may update these Terms. Continued use after a posted change means you accept the revised draft, once counsel has cleared a non-draft version for production use.
